Australia's Foreign Investment Review Board ("FIRB") has just released some surprising data on foreign buyer transactions in 2018-19. Juwai IQI Executive Chairman Georg Chmiel here provides the Chinese reaction to the data. He also gives some key insights into the Australian spring real estate market and demand trends among Chinese and other Asian buyers.

Hong Kong, November 6, 2020 /Xinwengao.com/ - Highlights from the New FIRB Report:

80% of foreign buyer transactions were residential and valued under $1M each

86.3% were new dwellings and vacant land

VIC, NSW, QLD: these three states alone accounted for 94.6% of investment value and 92.2% of transactions.

Foreigners buy to hold. Foreign buyers purchased $7.5 billion of property in the 12 months but only sold property worth $990 million.

Juwai IQI Executive Chairman Georg Chmiel said:

“The FIRB data is fascinating and confirms some things that we already know. Victoria is the most popular state. When foreigners buy, they very seldom sell. Foreign buyers far prefer to buy new property.”

About Asian buyer trends and the Spring Market, Mr. Chmiel said:

“The spring market is suffering from fewer overseas buyers, both pure investors and those moving to Australia to live. Our data shows there are fewer Chinese, fewer Koreans, fewer Indians looking at Sydney real estate because travel is so difficult. That’s a big problem for the market in newly developed apartments. Developer Harry Triguboff was just calling on the government to permit more migration.

“Although foreign-buyer transactions are down this year due to the pandemic, there is also good news. Australia’s reputation has been buffed and shined to a new level of polish. The country is wisely managing the pandemic and is likely to have positive economic growth this year despite the crisis. Australia does compete for investment with the other primary English-speaking countries. We believe 2020 will be a pivot point, after which demand by foreign investors, students, and residents will climb in Australia at the expense of the U.S. and the U.K.

“The good news about Chinese real estate investment is that China’s economy is doing well, buyers have money and motivation, and Australia’s reputation and desirability have soared due to its impressive response to the pandemic.

“The bad news is that transactions have dropped precipitously due to travel bans and other practical difficulties. The real estate team at IQI WA has just sold eight homes –including two houses and six new apartments– to buyers from greater China. Transactions do happen. The foreign buyers making purchases now are actually in Australia or are willing to buy site-unseen. Live video and 3D tours make many sales possible that otherwise wouldn’t happen.

“So, Chinese buying will be back after the pandemic. That’s good news for the unprecedented surplus of new housing stock, especially inner-city apartments of the kind that appeal to buyers from Asia.

“Two big questions are what will happen with Victoria and Queensland. The two states have had opposite fates this year. Will Victoria lose its top ranking with international students, migrants, ex-pats, and buyers? I don’t yet know.

“It is plausible that Queensland will see an increase in international buyer market share due to its affordability, lower congestion, and good handling of the coronavirus. Again, it’s too soon to know.”

REcoin Group and its founder, real estate guru Maksim Zaslavskiy, are extremely pleased to announce the long-awaited launch of REcoin.

Las Vegas, USA, July 28, 2017 /Xinwengao.com/ - REcoin is a new proprietary cryptocurrency designed for a broad range of financial transactions. It is backed by the most stable sector of the US economy, real estate. The 101REcoin Trust real estate portfolio is leveraged in USA, Canada, Japan, Great Britain, and Switzerland – countries with a proven track record of favorability to investors, where the current system of state and private insurance guarantees the utmost safety and security of any monetary transaction.

The REcoin ICO – the initial fundraising and token pre-sale stage – is scheduled for the period of August 7th 2017 till October 9th 2017, during which everyone is welcome to get acquainted with REcoin and invest. The pre-sale of tokens is not limited. However, the volume of tokens designated for sale at a discount is limited.

There are several economic and technical measures involved in support of REcoin’s attractiveness as a means of payment for real estate transactions, which are going to be managed, tracked and authenticated through blockchain technology. An international team of attorneys and programmers had been working tirelessly on creating solutions for REcoin holders to allow them to enter smart contracts in real estate rent (with the addition of sales contracts later), developing the supporting eco-system, creating partnerships with various Internet platforms.

Those measures shall inevitably lead to the exponential increase of the REcoin’s investment potential. The proceeds from the initial sale of tokens are invested in the highly regulated in virtually all jurisdictions real estate market reinforcing holder/investor confidence in REcoin. Also, 83% of the mining within the next fifty years of the issue is invested in real estate as well.

A purposeful work is carried out to develop the REcoin ecosystem: the search for, creation and integration of the Internet platforms that provide services in the real estate, retail and financial markets. Point-of-sale and other businesses of any specialization can also apply for inclusion in the affiliate program. A lucrative partner program is designed specifically for the purpose of expanding the range of operations and services in real estate, for which it is financially beneficial to conduct operations in REcoin.

By the time of launch, the REcoin ecosystem will consist of/be represented by the following Internet partner platforms:

— 101rebid – an online platform for conducting auctions for the sale/lease of real estate;
— 101cowork – Internet service for finding/offering real estate services;
— 101news – a news site dedicated to real estate;
— 101influencer – a communication platform for finding common ground between advertisers and opinion leaders
— 101mls – a classified ads platform designed specifically for Realtors;
101fundit – an online platform for crowdfunding in real estate.

The development approval means that the estate is eligible for purchase by foreign non-residents.

Watch the film here: http://v.youku.com/v_show/id_XMTQ5NTM2NzAwNA==.html

This will undoubtedly heighten its appeal with international buyers, aware that Australia’s Foreign Investment Review Board heavily regulates the sale of established homes to non-residents.

In recognition of that, the entire campaign has been produced both in English and Chinese, to ensure constructive engagement with one of Australia’s most prominent offshore buyer markets.

Under the proposal, buyers have the option of acquiring the entire estate, which sits over 1.7 acres on the Harbour front at prestigious Point Piper, and creating a one of a kind private compound. Alternatively they can purchase one or more of the individual home sites.

With a price guide of $75million-$80million for the whole estate, a sale would set a new Australian price record. The nation’s current record stands at $70million, set in mid 2015 by the Vaucluse mansion of billionaire businessman James Packer. The agent who transacted that sale, Ken Jacobs of Christie’s International Real Estate, is heading the “Elaine Gardens” campaign.

Under the “Elaine Gardens” vision, which was rubber stamped in December, approval has been granted for two new homes to be built each on half acre lots along the beachfront section of the estate, with price guides of $25million to $27.5million. There is also permission for an extensive rejuvenation plan for the existing “Elaine” homestead, which has a price guide of $13million to $14million as well as the neighbouring coachhouse, which has a price guide between $4million and $4.4million.

“Elaine” is undoubtedly the most important residential real estate offering in Australian history. For more than 125 years it has been in the hands of one of the world’s great media dynasties, the Fairfax Family, and played host to royalty, world leaders, celebrities, and some of Australia’s most glittering events.

When initially introduced to the global property, the campaign focused heavily on selling the estate as one lot — despite the fact it is set over six titles. But current day owner John B. Fairfax says, while the property has had not shortage of suitors, it became evident that in nearly all cases the potential for further change remains a core interest for buyers. The Fairfax family responded by undertaking its own development plan, ensuring a respectful outcome for their treasured estate while delivering certainty for buyers.

“We had hoped, and still do hope, the property would sell in a single line. Over a number of months there has been limited appetite for this.”

“Having grown up in the house it has always been my intention to manage the current process in a careful and responsible way.“

“My instructions to my architects and my heritage advisor, Mr Howard Tanner, have always been to retain the essence of the house in the proposed renovations.”

Leading Sydney architect John Rose led the vision for Elaine Gardens, which includes plans for the two new residences carefully set into the grounds below the main homestead, looking directly onto the Harbour. Conceptual drawings show them to be sleek and modern homes that complement rather than compete with the existing historic buildings.

“It’s still a quality site — it’s still renowned,” said John Rose. “Now the ground rules are there I think it allows anybody confidence to look at the proposals and say “I can be there – I can develop that and I can achieve what I want”. “

Selling agent Ken Jacobs of Christie’s International Real Estate says the quality of the development plan and the certainty it now provides will put “Elaine Gardens” in a league of its own.

“I genuinely believe there is no other home in Australia that can top this offering, because of the potential and flexibility,” said Mr Jacobs.

“No matter what option someone chooses, they will be buying into a part of Australian history and that is genuinely something to be excited and proud of.”
